Playa Chiquita, Punta Uva y Manzanillo
Precios 2026
| Tipo | Cahuita | Puerto Viejo | Punta Uva / Manzanillo |
|---|---|---|---|
| Alquiler 1 hab. | $350 – $550 | $500 – $800 | $600 – $1.000 |
| Alquiler 2 hab. | $500 – $800 | $700 – $1.200 | $900 – $1.700 |
| Casa 2-3 hab. (venta) | $120.000 – $220.000 | $160.000 – $320.000 | $250.000 – $600.000 |
| Lote 1.000 m² | $25.000 – $60.000 | $45.000 – $120.000 | $70.000 – $200.000 |
The Southern Caribbean is the coast where you can still buy a house near the beach for under $200,000. It’s also the one most people dismiss without visiting.
It runs from Cahuita to Manzanillo — 35 kilometres of paved road between jungle and sea, with Puerto Viejo de Talamanca at the centre. The culture is Afro-Caribbean, Bribri, and Ngäbe, with Jamaican influence in the food and the language. It resembles nothing on the Pacific, which is why reactions are so divided.
The driest, sunniest months on the Costa Rican Caribbean — exactly when the Pacific is at its worst. The weather pattern is inverted relative to the rest of the country.
The inverted climate changes the business case
This is not a minor detail. While Tamarindo drops below 40% occupancy in September and October, the Southern Caribbean is in one of its two peaks. The other runs February to April. For an investor holding property on both coasts, that means complementary seasonality — the only place in Costa Rica where that play exists.
The trade-off: more annual rainfall than anywhere on the Pacific, with November and December often very wet.
The nodes
Cahuita is the quietest and cheapest — a small town beside Cahuita National Park with a coral reef and white sand at Playa Blanca. Puerto Viejo is the functional centre: banks, supermarkets, clinic, schools, and the densest cluster of restaurants and bars, with an established Italian, Argentine, and American community. Playa Chiquita, Punta Uva, and Manzanillo hold the highest-value property: large jungle lots, tropical hardwood houses, and the best beaches on the coast. Punta Uva has calm swimmable water, uncommon on the Caribbean.

Indigenous territories and protected zones
The strip between Manzanillo and Gandoca is a National Wildlife Refuge, and inland there are Bribri and Kéköldi indigenous territories. Both carry property regimes different from ordinary titled land: much of the refuge is concession rather than fee simple, and land in indigenous territory is inalienable. Verify the exact regime at the Registry before negotiating anything.
Living here, honestly
- Distance. Four and a half hours from San José on Route 32, which crosses Braulio Carrillo park and closes for landslides with some regularity.
- Healthcare. A clinic in Puerto Viejo, public hospital in Limón (one hour). Serious private care means San José.
- Humidity. Very high year-round. Mould is a genuine maintenance issue in poorly ventilated builds.
- Illiquid market. Selling takes time. Come in with a five-to-ten-year horizon, not a two-year flip.
Who it fits
Anyone prioritising low budget and intense nature over services; the investor wanting seasonality that complements the Pacific; and anyone drawn to a Caribbean culture that exists nowhere else in Costa Rica.
